This includes providing the detailed Technical Drawings, such as Planning and Working Drawings, all of the structural calculations, and helping with or taking full responsibility for the submission of the official applications, such as the Planning and Building Control Applications. We will be able to advise you on your best use of space and importantly give advice on what options are more likely to pass planning permission, by taking into account the location of neighbouring properties, for example.
Planning and Working Drawings
We provide a full Planning Drawings Service. If, for example, you were planning an extension, our typical Planning Drawings Service would include a detailed survey by our qualified and experienced architect. We would also produce outline plans with the Ordinance Survey site maps required with every planning application. Other Technical Drawings would include the existing and proposed elevations, the new room layout and any staircase addition or modification. We would also provide a likely budget for the options suggested. The Working Drawings are both needed for obtaining the relevant planning consents and also providing the detail for our team. These technical drawings typically will include items such as the steel structure and floor joist layouts, the exact positioning of windows and means of escape, and details about the insulation, plumbing and ventilation. In particular, these will include specifications for all building works to current British Standards. These plans will include the necessary Structural Calculations typically including the loading calculations for all timber and steel beams and joists and deflection and tolerance calculations.
Obtaining Necessary Permissions
We are very experienced swimmers in the murky waters of obtaining planning permissions! We will submit all of the necessary paperwork for both Planning Permission and Building Control Regulations and consult closely with the Local Authority. Should changes be required we will consult with our clients and then amend the plans accordingly and resubmit them until all parties are satisfied.
